If significant construction will be commencing near your dwelling, the structure of your home could be at risk. Major construction often need heavy machinery that can cause damage to the surrounding area. To prevent future conflict, it is important to obtain a dilapidation report before any heavy construction or demolition job commences on nearby properties. This way you can defend yourself, protect your property, and prevent messy confrontations.

A dilapidation report is a condition survey allows you to understand the condition of property at a given point in time.  In many instances they act much like an insurance policy, documenting a property’s condition before an event occurs – such as prior to you signing a lease or prior to the commencement of development or infrastructure works to a neighbouring property. Undertaking another schedule of condition survey after these events have taken place highlights what’s changed, minimising the likelihood of disputes occurring.
